From lunch with council members to hosting hostile community meetings, this process contains a host of challenges and doesn't look the same for any two projects. It is time consuming, high touch, and takes persistence and resilience. Everyone has an idea of how your property should be developed, and this is their opportunity to voice it. Brokerage

It's a misconception that engineering and permitting is a hands-off part of the process. Simply stated, time is the killer of all deals.
For that reason, it's crucial to remain hands-on for each project. From coordinating with a local site contractor in the value engineering process, to picking up the phone and calling NCDOT... we do what it takes to ensure that deadlines are met.

There are vendors, contractors, consultants, agencies and approving bodies that we rely on everyday to give our projects the attention they deserve. The challenge lies in the fact that these same people have other projects vying for their attention at the same time. To move the needle, continual oversight is necessary; we must advocate for our projects and their schedules. If we don't, milestones will be missed and timelines will snowball.

We are selective with the vendors we choose to partner with and choose to work with those who have a reputation of excellence. With these vendors we have established deep rooted friendships and working relationships, recognizing their crucial part in this process.
